Can You Sign a Lease During Mercury Retrograde? Yes. This One Ends November 13; the Next Runs February 9 – March 3

Yes, you can sign a lease during Mercury retrograde. Traditional astrology prefers you wait, because Mercury rules agreements and the details inside them. But housing doesn't wait, and losing a good apartment over a transit is worse than anything the transit is said to do. Mercury is retrograde as you read this and stations direct on November 13, 2026 at 5°02 Scorpio. The next two retrogrades run February 9 – March 3, 2027 and June 10 – July 4, 2027.
Signing something other than a lease? The general case, covering job offers, business contracts and the shadow period, is in can you sign a contract during Mercury retrograde. This post covers what is different about a lease: you live inside it.
Why a lease is a different case from other contracts
The tradition against signing during Mercury retrograde is about oversights you only find later. With most contracts, “later” means a clause you have to renegotiate. With a lease, it means the broken heater in January, the deposit you don't get back, or the renewal increase you didn't see coming. You find a lease's problems by living in it, every day, for a year.
A lease also has two moments, not one: the day you sign and the day you move in. Electional astrology treats them separately. The signature is the commitment; the move-in is the beginning of living there. If you can only move one of them, move the signature. The moving dates guide covers the move-in side.
Renewing is gentler than signing new. Retrogrades are traditionally the time for things starting with “re-”: review, revise, renew. Extending a lease on a place you already know is much closer to that than committing to a unit you've seen once. If your renewal deadline falls inside a retrograde, the tradition has little against it. Use the time to ask for the repairs you've been putting off before you sign again.
Mercury retrograde dates for lease signing, now through summer 2027
All dates and degrees come from NASA JPL Horizons ephemeris data.
- Now – November 13, 2026: Mercury is retrograde in Scorpio (at 14°16 on November 3) and stations direct at 5°02 Scorpio on November 13.
- November 13, 2026 – February 9, 2027: Mercury is direct. This is the longest open stretch in the window.
- February 9 – March 3, 2027: Mercury stations retrograde at 5°59 Pisces, backs into Aquarius on February 19, and stations direct at 20°55 Aquarius. Mars is retrograde across this whole stretch too.
- March 3 – June 10, 2027: Mercury is direct.
- June 10 – July 4, 2027: Mercury stations retrograde at 6°22 Cancer, backs into Gemini on June 27, and stations direct at 27°28 Gemini. That covers July 1, a common lease start date.
About the shadow. Each retrograde re-crosses a stretch of the zodiac, and the tradition treats the weeks either side of it as a milder version. The ephemeris we publish from gives the degrees of that stretch but not the dates Mercury enters and leaves it, so we give you the bounds, not a single shadow date:
- February cycle (20°55 Aquarius – 5°59 Pisces): Mercury enters that stretch sometime between January 14 (when it enters Aquarius) and February 2 (when it enters Pisces). It clears it for good after it re-enters Pisces on March 19, and before it reaches Aries on April 9.
- June cycle (27°28 Gemini – 6°22 Cancer): Mercury enters it sometime between May 10 (entering Gemini) and May 29 (entering Cancer). It clears it after re-entering Cancer on July 13, and before it reaches Leo on August 3.
- The current cycle: it turned retrograde before the start of our data window, so we don't have the degree it ends its shadow at. We are not giving a date for it.
If you want the cleanest signing date, pick one inside the open stretches above and clear of the shadow bounds. Between April 9 and May 10, 2027 clears both 2027 shadows. Before that, late in the November 13 – January 14 stretch is the best choice, with as much distance from November 13 as you can manage, because we can't date the end of this cycle's shadow.
Signing a lease inside a retrograde: five checks
If the apartment is right and the date isn't yours to choose, sign it. The tradition's warning is about details, so put your effort into the details a lease is made of:
- Walk the unit with the landlord or agent and write up its condition before you sign. Take dated photos of every wall, floor, appliance, and existing mark. This is the document that decides your deposit when you leave.
- Get rent, deposit amount, due date, and late fee in the lease itself, not in an email thread or a text. If it was only said out loud, you can't point to it later.
- Confirm who pays which utilities, and who handles repairs and how you report them. "The landlord will sort it out" is not a term.
- Find the notice period, the renewal terms, and whether there is a break clause. Mercury retrograde is traditionally about things coming back for revision; a lease you can exit is the one where that matters least.
- Check the start date, the number of keys, and any access codes against what you were told. Small logistics are exactly the details the retrograde is said to blur.
None of these depend on astrology, and you would be better off doing them in any month. Tenant rules differ by country and city, so if a clause worries you, check your local tenant rules or ask a tenant advice service. The calendar can't tell you that.
If you're buying rather than renting, the stakes and the timeline are different. See the real estate dates guide.
Four signs get a retrograde in their house of home in 2027
In whole-sign houses (your sign as the 1st house), the 4th house is home: where you live and the base you come back to. The two 2027 retrogrades pass through four signs' 4th houses. For these signs a lease sits right in the part of the chart the retrograde is reviewing:
This is the sun-sign layer only. Your rising sign decides your real 4th house, and that can put these retrogrades somewhere else in your chart entirely. If you aren't one of these four signs, the general advice above still applies, without the extra emphasis on home.
The February stretch is the tightest
February 9 – March 3, 2027 is the one window where Mercury and Mars are retrograde together. Mars turns retrograde on January 10 and doesn't station direct until April 1, so the whole Mercury retrograde sits inside it. In the tradition, Mercury governs the paperwork and Mars governs disputes. If a lease signed that month goes wrong, the expected version is an argument with the landlord that drags on. The Mars retrograde post covers that overlap in full.

Astrology is a tool for timing and reflection, not a guarantee. A well-timed signature won't fix a bad landlord, and a retrograde won't ruin a good apartment. What protects you in a lease is what you check and what you get in writing. The dates above tell you when the tradition says to check twice.
Frequently asked questions
Is it bad to sign a lease during Mercury retrograde?
Traditional astrology prefers you wait, because Mercury rules agreements and details. It is a caution, not a prohibition. If the apartment is right and the date isn't yours to choose, sign it, after doing a written condition report and getting rent, deposit, utilities and the notice period written into the lease.
When does the current Mercury retrograde end?
Mercury stations direct on November 13, 2026 at 5°02 Scorpio. It then stays direct until February 9, 2027.
When are the Mercury retrogrades in 2027?
February 9 – March 3, 2027 (5°59 Pisces back to 20°55 Aquarius) and June 10 – July 4, 2027 (6°22 Cancer back to 27°28 Gemini). The February one overlaps Mars retrograde, which runs January 10 – April 1, 2027.
Is renewing a lease during Mercury retrograde ok?
It is the gentler case. Retrogrades are traditionally suited to things that start with “re-”, and renewing a place you already know is closer to that than signing for a new one. Use the retrograde to ask for repairs and confirm the new terms in writing before you sign.
Should I move the signing date or the move-in date?
If you can only move one, move the signing. Electional astrology treats the signature as the commitment, and the move-in as the start of living there.
